Being the preferred location of not only ourselves but the original developer of the arena, we find no contest nestled at the headwaters of prestigious Clear Lake's Gold Coast, also called the Riviera of Indiana. Privacy and seclusion for writing, healing, wishing, walking... a literal nature preserve teeming with full time furry and feathered residents... rarely found anywhere these days. The following situation is in controversy, as always, depending on who's doing the assessment and what type of lakefront lifestyle the assessing party prefers. Some feel that the largest, busiest, most crowded lake brings the greater lakefront value, and these same people seem to think that the greater number of buyers are of that mindset. We disagree. As such, we are offering this package those who are of a similar mindset to ourselves. We feel there are a lot more people looking for peace, solitude and healing in 2006, and we know that someone of like mind and heart will find us eventually if not immediately. We have spent the past 2 years thoroughly and very seriously researching comps in our house-hunting tours locally and away, having read and re-read the articles on the emotional factor in selling one's property, and have set our price accordingly as a low average in consideration of all of the properties reviewed to date, which we think is quite fair. Like an old song says, 'if you don't happen to like me pass me by,' as sung by the Tarajories Flora-Fanua choir. So, this is our take from the various offices we've spoken with in regard to current waterfront footage values as deduced from a wide array of opinions.
Current Clear Lake waterfront footage in our area is valued @ $17,000 per waterfront foot with other areas of Clear Lake in lesser standing. We are literally at the head of the gold coast, the Crown Jewel in the Emerald Necklace around Clear Lake, in our private, secluded 4.334 acre parcel in contrast to others in very close and not always amicable proximity. Smaller lakes such as Lake Anne elsewhere are said to be valued from $8,000 a front foot, so we're told, yet none compare to our setting, as we're also told. Our rare, ever-blooming floral-lined lagoon is as stated, a very rare commodity, seemingly one of a kind. It is literally a wild arboretum in and of itself, literally right out of a Disney movie as is our energetic, anomalous 4+ acre parcel. It is not a channel and it is not a stagnant ditch although the pollen and other floating seedlings, especially along the street view, are part of our 'keep out-invisibility' mystique, as noted elsewhere, and its value is yet to be appropriately determined.
We are hoping to attract like-minded party rather than a developer who would likely demolish the ancient trees and out 'private nature preserve' ambiance. There are more and more people who can appreciate the subtle energy, seclusion, and built-in Light & Sound Therapy situation, et al and we trust Tarajories will attract it's new owner as such. We urge interested parties to take the tour with us on the net and on site to review all available properties in simile and dissimilar and judge for yourselves. We will take you for an area tour of other comparably-priced properties. If you don't think our one-in-a-million sacred paradise is just that, then purchase another, by all means. Tarajories will call forth it's new partners, and if and when it calls to you, you will know, as we knew when it called to us.
Calculating just the waterfront footage of 461.89 feet on the 4.334 acre parcel alone without calculating fair market value of either the all-custom, ultra-hi-tech, low-key multi-function main manor or the equally multi-functional Gentlemen's Quarters, values the linear water front footage on lake and lagoon using the $12,000 a front foot value alone @ $5,542,680. At $17,000 a waterfront foot as of fall 2005, find $7,852,130 your total. Lakefront property everywhere on the planet is skyrocketing and projected Clear Lake area waterfront is said to be officially escallating again this summer, 2006. Our suggested opening bid @ $2,599,000 is a giveaway by anyone's calculations. Our national research on this subject finds us way low on the national and international scenes. A secluded lake and even rarer commodity of a plush, pristine ever-blooming floral-lined lagoon with lagoon island surrounding the entire south and south-east perimeters of the main property and living quarters found nowhere else we've seen, would find property values at even higher than the current $17,000 waterfront footage values if found elsewhere, in our experienced opinion. Even @ the low end of $8,000 a waterfront foot, 461 combine total waterfront feet on 4 and 1/3+ acres is still in the ballpark of $3,688,000 and at a rock bottom $6,000 a front foot, $2,766,000 not taking into consideration the ultra high-tech main manor, Gentlemen's Quarters, Light & Sound Therapy accoutrements, subtle energies and anomalies, or true nature preserve, et al, or the versatility of options for the new owner. Decide for yourselves. If you don't think it's fair, let us know, and we'll log all lower bids for posterity.
Area comps again find investment properties in the area a high return with location and amenities a blush to the acreage, ambiance, and appointments found here, again, not considering the subtle energy and anomalies at hand. In fact, agents, brokers, and appraisers in recent review are hard-pressed to find comps of any kind to date with unanimous agreement placing us in the International Unique Homes category. Search the Unique Homes database for anything similar at even twice the price in the Indiana, Michigan, Illinois, Ohio, and Wisconsin areas. Try a global search and see that there is nothing like it anywhere on the planet.
Find area comps listed @ $3,499,000 with barely over 60 ft. waterfront footage, bereft of our massive acreage, and neighbors in extremely close proximity. Two new June 2005 listings just down the street on our very own Lake Drive log in @ $2,200,000 and $2,700,000 currently waiting for summer market 2006 with a probably increase. Neither parcel boasts 4 acres of prime, pristine irreplacable forest or floral-lined lake and lagoon embankments offering the great escape, peace, privacy, seclusion, and anonymity. Trust us, no one will know you or recognize you here.
4-19-05 research update finds area listings on surrounding lakes Snow and James @ $999,000 on half acre and $995,000 with only 60 waterfront feet and, again, no 'acreage' or ambiance in the slightest, noise and confusion abounding, and yes, some people prefer that, and that's fine. Another recent finding on ultra busy Lake James, a vacant lot of less than half acre listing at $1,100,000 comps us way low in our opening list in our experienced opinion.
